Lease Renewals & Vacates
Having a proactive and streamlined process in place ensures any upcoming lease expiries are actioned well in advance. A minimum of two months prior to the tenants lease expiry, we will negotiate with both tenant and owner regarding any lease renewals and appropriate rental reviews.
You will be immediately advised should your tenants choose not to renew their tenancy agreement.
After a vacate, a final thorough outgoing inspection process compares the state of the property to the original property condition report carried out at the start of the tenancy. Ingoing photos and this report are referred to and outline any discrepancies that the vacated tenants may be responsible for rectifying prior to the bond being released and tenancy finalised.
Repairs & Maintenance
Maintaining your rental property in good order makes sense, both to secure rental income quicker and to maximise your investment. In addition to this there are various compliance, safety and security requirements that must be met prior to your tenant occupying the premises. Your Property Manager will guide you through these requirements to minimise any risk to you.
All general repairs are reported via the Tenant App or in writing making this process as easy and detailed as possible and allowing us to action any maintenance as quickly as possible, once we have your approval. The tradespeople we recommend and appoint are licensed, reliable, reputable and cost effective.
Inspections
Our team inspects properties every three to four months to ensure that tenants are respecting the premises and to check if any maintenance is required. We keep you updated about the property’s condition with these regular reports, which include several photos. If required, the reports will highlight any areas of concern in writing with the tenant and in some circumstances followed up by a re-inspection to ensure any issues have been resolved.
Rent Collection And Account Management
All tenants are required to pay their rent in advance, either weekly, fortnightly or calendar monthly. They are informed of our strict rental arrears procedure and advised that communication is always key if they are coming across any unforeseen issues that may affect their rental payments.
All monies owing to our Landlords are paid electronically to an allocated account on the last business day of each month. Copies of accounts paid on your behalf are sent out with your statement allowing easy reference to any outgoing expenses.
